Project Overview
A commercial client in Leicester was experiencing water staining beneath several roof-mounted rooflights following a routine building survey. Rather than a full rooflight replacement, the brief was to assess each unit individually and replace only the seals and panels that had actually failed, keeping costs proportionate to the problem.
The Work
Our rope access team inspected and worked on each rooflight in turn across the roof:
- Rigged rope access anchor points to reach each rooflight safely without scaffold
- Inspected every rooflight individually, identifying which seals and panels had failed
- Removed and replaced perished weather seals around the affected rooflight upstands
- Replaced two rooflight panels that had discoloured and lost their weatherproof integrity
- Cleaned all rooflights and surrounding roof areas to check for any further defects
- Carried out a final inspection to confirm all repaired rooflights were watertight
Results
The targeted repair resolved the leaks without the cost of a full replacement:
- All identified leaks resolved through targeted seal and panel replacement
- No further water staining reported in the months following the repair
- A cost-effective repair rather than a full rooflight replacement
- Works completed in 3 working days using rope access, avoiding scaffold costs
